Conveyancing solicitors for Central Coast buyers and sellers

The Central Coast property market is one of the most active in regional NSW, driven by its proximity to Sydney and Newcastle, coastal lifestyle appeal, and strong rental market. Julia Clarke Solicitor assists buyers, sellers, and investors across the Central Coast with the full range of residential and rural conveyancing services.

We act remotely for all Central Coast clients. Electronic conveyancing via the PEXA platform means settlement can occur without in-person attendance. We communicate by phone, email, and video conference throughout your transaction.

Buying property on the Central Coast

Before you sign a contract for a Central Coast property, we review the contract and all vendor disclosure documents, advise you on the property's planning controls under the Central Coast Local Environmental Plan 2022, and flag any issues affecting the property. Central Coast properties may be subject to flood overlay provisions, coastal management areas, and bushfire zones that affect what you can do with the land. We advise on these issues before you commit.

We conduct title and planning searches, review strata reports for unit purchases, advise on any outstanding land tax or rates, and coordinate with your lender for simultaneous loan settlement. We then attend to settlement via PEXA and arrange registration of your title with NSW Land Registry Services.

Selling property on the Central Coast

For sellers, we prepare the contract for sale including all required disclosure documents — title search, planning certificate (s10.7), drainage diagram, and strata documents where applicable. We advise on the vendor's obligations under the Conveyancing Act 1919 (NSW) and manage the transaction through to settlement and the registration of the transfer.

Off-the-plan and new estates

The Central Coast has a significant pipeline of new residential estates and medium-density developments. Off-the-plan contracts require careful review — sunset clauses, sunset date extensions, developer rescission rights, and deposit protections all require close attention. We advise buyers on the risks of off-the-plan contracts before they sign.

Rural and acreage conveyancing

The Central Coast's rural hinterland includes significant acreage and lifestyle property markets around Mangrove Mountain, Yarramalong, and the Wyong area. Rural transactions often involve additional complexity, including water access rights, domestic water entitlements, BASIX obligations, and bushfire construction requirements. We have experience advising on rural conveyancing across the Central Coast.

Common questions

In NSW, you are not legally required to use a solicitor — a licensed conveyancer can also act for you. However, a solicitor can advise on the legal implications of contract terms in a way that a conveyancer cannot. For complex transactions involving development potential, heritage constraints, unusual contract conditions, or off-the-plan purchases, legal advice from a solicitor is strongly recommended.
Ideally before you sign. In NSW, the vendor's solicitor prepares the contract and the vendor is not obliged to negotiate before exchange. Once contracts are exchanged, you are legally bound. Obtaining legal advice before exchange gives you the opportunity to negotiate conditions, raise requisitions, and ensure you fully understand your obligations.
Conveyancing is the legal process of transferring ownership of real property. It involves reviewing the contract, conducting searches (title, planning, drainage, land tax, strata if applicable), advising on any issues, exchanging contracts, coordinating with your lender, and settling the transaction. In NSW, most settlements now occur electronically via the PEXA platform.
